We have a lot of responsibilities as appraisers, but our chief duty is to our clients. Typically, for a normal residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has brought in to maintain independence. It follows that appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you desire to obtain a copy of an appraisal report, you generally should obtain it through your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the scope of the assignment, reaching and sustaining an adequate level of competency and education, and the appraiser must conduct him or herself as a professional.
